About the Role

We are seeking a highly skilled and experienced Project Manager to lead the successful planning, execution, and delivery of our diverse portfolio of real estate development projects in Montreal. The ideal candidate will be a strategic thinker with a demonstrated ability to manage complex projects from conception to completion, while ensuring adherence to quality, budget, and schedule objectives.

Requirements

  • Bachelor's degree in Civil Engineering, Architecture, Construction Management, or related field required; PMP or equivalent certification preferred.

  • Minimum of 5 years of project management experience in real estate development, with a focus on residential and mixed-use projects.

  • Proven track record of successfully delivering complex projects on time, within budget, and to the highest quality standards.

  • Strong leadership and team-building skills, with the ability to motivate and inspire multidisciplinary teams towards achieving common goals.

  • Excellent communication, negotiation, and problem-solving skills, with a collaborative and customer-centric approach to project delivery.

  • Proficiency in project management software (e.g., Microsoft Project, Primavera), and familiarity with BIM and other construction management tools.

  • Knowledge of Quebec's construction regulations, building codes, and permitting processes.

Key Responsibilities

  • Oversee all phases of project development, including feasibility assessment, site acquisition, design and permitting, construction, and turnover to operations.

  • Develop comprehensive project plans, schedules, and budgets, and track progress against key milestones and deliverables, identifying and mitigating risks and challenges proactively.

  • Coordinate project teams, including architects, engineers, contractors, and consultants, fostering collaboration and effective communication to ensure alignment with project goals and objectives.

  • Manage the procurement process, including bid solicitation, vendor selection, contract negotiation, and administration, ensuring compliance with regulatory requirements and company policies.

  • Monitor construction activities, conduct regular site inspections, and address any issues or discrepancies promptly to maintain project quality, safety, and compliance with design specifications and building codes.

  • Manage project finances, including tracking costs, approving invoices, and forecasting expenditures, and implement cost-saving measures and value engineering initiatives where feasible.

  • Facilitate stakeholder engagement and communication, including regular updates to senior management, investors, and community stakeholders, and address any concerns or inquiries in a timely and transparent manner.

  • Ensure project documentation is accurate and up-to-date, including contracts, permits, drawings, and approvals, and facilitate the timely closeout and handover of completed projects to operations.
